Ashburn is not one place, and the lawns make that obvious. Ashburn Village and Ashburn Farm date from the late 1980s and 1990s, so the turf there is mature, the trees are full grown and the problems are compaction and shade. Broadlands and Belmont came later. Moorefield Station, One Loudoun and the newest phases are recent enough that the sod still has visible seams in places, and the problems there are shallow roots and construction compaction. A single program applied across all of them will do well in some yards and poorly in others.

We say this specifically because of the housing mix. Small lots with irrigation and small lots without irrigation diverge sharply in July, and in a neighborhood of similar homes on similar lots that difference is the only thing anybody sees.

There is a scheduling detail that comes with it: irrigation should not run in the twenty four hours before your mowing day. Cutting saturated turf tears the blade and leaves wheel marks, and on a small Ashburn lot those marks are visible from the street for weeks.
The established neighborhoods. Ashburn Village, Ashburn Farm and Belmont Country Club have thirty year old turf on compacted clay, with mature trees casting shade that did not exist when the grass went in. Those lawns need annual aeration and overseeding, a higher cut in the shaded areas, and realism about where grass will no longer grow.
The newer sections. Moorefield Station, the recent phases of Loudoun Valley Estates and similar developments have young turf laid on graded ground, often with thin topsoil over subsoil compacted by construction traffic. Those lawns need their first aeration in year two, not year five, and they need patience rather than heavier feeding.
HOA communities across both. Most Ashburn neighborhoods have an association with landscaping expectations, and anything that alters the exterior layout of your lot, new beds, changed edges, hardscape, is generally an application before it is a project. Routine mowing and treatments are not, but check your own covenants before you change anything structural.
All turf areas are cut on a seven day cycle at a height suited to the cool season grasses grown here. A consistent weekly cut encourages lateral shoot growth, which produces thicker, denser grass that spreads to cover bare patches, naturally crowds out weeds and reduces soil erosion.

The schedule. Your mowing day stays the same week to week. If unexpected conditions such as weather prevent service, we come the next business day, Saturday included, and the week following a makeup visit returns to your regular day provided at least four days have passed. Frequency is reviewed against actual growth rather than held to the calendar regardless of conditions.
Loudoun’s clay soil is naturally acidic, which reduces how much of any applied nutrient the plant can actually use. Our programs run five core applications six to eight weeks apart, using slow release fertilizer:
Basic Care covers those five steps. Basic Care Plus is seven steps, adding a lime application between June and September to balance soil pH ahead of fall overseeding, and a grub preventative between April and early June. Premium Care is eight steps and includes core aeration and overseeding.
All fertilizer we apply is phosphorus free, in line with Chesapeake Bay watershed considerations. Each technician leaves an information bulletin and a small yard sign after every service. If a question or a concern comes up between scheduled visits, we will come back out and look at the lawn.
Ashburn’s high clay content makes soil prone to compaction, which hinders healthy grass growth by restricting root depth and cutting off air, water and nutrient movement. Core aeration addresses it by removing plugs of soil and thatch, which then decompose on the surface into organic matter over roughly two weeks while the holes they leave open the root zone.
Overseeding follows immediately into those holes, which is what gives seed proper contact with soil. We use certified seed suited to Northern Virginia and to the individual lawn, with a starter feed applied alongside.
Early fall is the recommended window. In the established Ashburn neighborhoods this should be annual. On the newer sections it should start earlier than most owners expect, because the compacted layer left by construction does not resolve on its own.
Mulch. Premium double shredded hardwood in black, brown or natural, installed at a uniform two and a half inch depth. Beds are first cleared of weeds, leaves and debris, edges are redefined for a crisp separation between turf and mulch, and a granular pre-emergent is applied.
Hedge and bush trimming. Pruning to control size, direct growth and encourage fuller flowering, across hedges, shrubs, ornamental grasses and crape myrtles.
Leaf removal. Weekly leaf removal is available as an add on for mowing customers, bagging the cut so leaves come off turf areas through the fall. Complete leaf removal is a one time service clearing leaves and debris from the entire property, including the lawn, stairwells, deck, patio, fence lines and around the air conditioning unit. Loudoun County has no municipal collection, so disposal runs through your hauler or HOA contract.

Our house is new. When should the first aeration be?
Earlier than most people think. Builder lawns sit on thin topsoil over subsoil compacted by construction traffic, and waiting until the lawn visibly fails means waiting until year four or five. The second fall after the sod goes down is a reasonable first aeration, once the seams have knitted properly.
We are in Ashburn Village and the lawn is thinning under the trees.
That is the pattern across the older Ashburn neighborhoods. The canopy that was young when those homes were built now shades turf that used to be in full sun. Raise the cut height in those areas, overseed every fall with a shade tolerant mix, and where light has dropped below roughly three hours a day, a mulched bed is a better result than repeated seeding.
Does our HOA need to approve anything?
Not for mowing or treatments. For changes to the exterior layout, new beds, moved edges, hardscape, most Ashburn associations require an application ahead of the work. Rules vary by community, so check your own covenants. If a plan is needed for the submission, we can supply the layout.
Who takes the leaves away?
Your private hauler or your HOA’s contracted service. Loudoun County does not run a municipal collection program, and there is no county vacuum leaf service as there is in parts of Fairfax. We bag rather than pile at the curb for that reason.
