Most of Centreville was built between the early 1980s and the mid 1990s. Sully Station, London Towne, Little Rocky Run, Virginia Run, Faircrest and the streets around them all went in during that window, and the builders did what builders did at the time: they planted fast growing shade trees for quick curb appeal. Silver maples and Bradford pears mostly, species that reach full size in twenty years and then start to decline.
Forty years on, that decision defines lawn care in Centreville. The canopy those trees created is now dense, and the grass beneath it is trying to do a job it no longer gets enough light for. Meanwhile the trees themselves are at the end of their useful lives, dropping limbs and enormous quantities of leaf litter every fall.

The lawn did not change. The conditions above it did, gradually enough that nobody noticed until the grass thinned.
Tall fescue, the standard turf grass in Northern Virginia, handles partial shade better than most cool season alternatives, but it needs a real amount of light to hold density. Below roughly four hours of direct sun or good filtered light it thins regardless of what is applied to it, and below three it will not sustain a stand at all.
What genuinely helps:
Raise the cut. Shaded turf should be mowed higher than the same grass in the open, because a longer blade captures more of the limited light reaching it. This is free and it is the single most effective change available.
Overseed every autumn. Shaded grass does not spread and fill itself the way sunny grass does, so density has to be topped up annually. That is not a failure of last year’s seeding, it is how shade lawns behave.
Water less in the shade. Canopy slows evaporation, so a shaded zone on the same irrigation schedule as an open one sits wet and grows fungus. If you have irrigation, these areas should be on their own zone.
Prune for light where you can. Thinning an overgrown understory, or raising the crown of a tree, can return usable light to the turf below. That is a real option before the mulched bed option.
Know when grass has lost. Under a mature canopy the honest answer is often a shade bed. It looks intentional, it costs less than annual reseeding that fails, and it is the same square footage.
Fast growing species drop heavily. A Centreville property with three or four mature maples produces a leaf volume that will kill turf if it sits through the winter, because a settled mat blocks light, holds moisture against the crown of the plant and invites mold and disease.

Most Centreville streets are not in one. County yard waste collection runs March through December for the roughly ten percent of residents on county service, and it requires reusable containers or paper bags rather than plastic. Everyone else deals with a private hauler.

Grass areas are mown every seven days on the same day, at a height set for the grass type and the amount of light each area receives. We do not run a single deck height across a property where half the yard is under canopy and half is open.
Included on every visit:
Scheduling. Fixed day, weekly. If weather interrupts, we service the next business day including Saturday, and the following week goes back to your regular day so long as at least four days separate the two visits. Where irrigation is installed, keep the zones off for twenty four hours before service, and if any of them run under trees, understand that ground stays wet far longer than the open lawn does.
Aeration. Forty years of foot traffic and tree root activity on clay soil produces serious compaction. Core aeration lifts plugs of soil and thatch out and leaves them on the surface to break down into organic matter over about two weeks, while the holes let air, water and nutrients back into the root zone.
Overseeding. Seed goes straight into the open holes with a starter feed, using certified seed matched to the site. For Centreville properties we weight the mix toward shade tolerance. Early fall is the window, late August into early October.
Fertilization.** Five core applications spaced six to eight weeks apart. Early spring brings a blended feed with a crabgrass pre-emergent. Late spring adds slow release nutrition and a second pre-emergent. Summer is inspection and weed control rather than a feed, and it is when we assess whether the lawn needs fall aeration. Early fall drives recovery from summer stress. Late fall targets root development for an earlier spring green up. Basic Care Plus adds lime between June and September, which matters on soil that has had decades of leaf litter acidifying it, plus a grub preventative in late spring. Premium Care is the eight step program with aeration and overseeding included, which is where most Centreville properties end up given the annual overseeding they need.
All products are phosphorus free. Cub Run and Bull Run drain from here into the Occoquan system, which is a regional drinking water supply managed specifically for nutrient load.
Mulch. Double shredded hardwood in black, brown or natural at a consistent two and a half inches, over beds first cleared of weeds, leaves and debris, edged cleanly against the turf and treated with a granular pre-emergent. On Centreville lots the mulched bed is increasingly the answer under trees where turf has lost, so bed work here is expansion rather than maintenance.
Hedge and bush trimming. Pruning to control size, direct growth and encourage flowering. On properties this age the foundation planting has usually outgrown the house, and shrubs that once framed the windows now cover them.
Shaded turf and turf in full sun do not want the same amount of anything, fertilizer included. Slow release product suits both, feeding steadily without the burn risk that comes with quick acting alternatives. Written guidance follows every visit.

Why has my lawn got worse every year without anything changing?
Something did change: the trees got bigger. A canopy that grows a little each season steadily reduces the light reaching turf that was planted in full sun. The lawn is receiving less every year while being asked to do the same job. That is why shaded lawns need annual overseeding rather than a one time repair.
Can pruning the trees bring the grass back?
Sometimes, and it is worth considering before you give up on an area. Crown raising and thinning the understory return usable light to the ground. Whether it is enough depends on how dense the canopy is and how many trees are involved. It is also worth noting that many of the fast growing species planted in Centreville subdivisions are now near the end of their lifespan and showing decay, so a proper arborist assessment can be useful for reasons beyond the lawn.
Do I need to remove leaves, or can I mulch them into the turf?
A thin scattering shredded by a mower breaks down and feeds the soil, which is good practice. The volume on a Centreville lot with several mature maples is far beyond that. Mulching a heavy layer leaves a mat that smothers the lawn over winter and you find the damage in March. On these properties the leaves need to come off.
Does Fairfax County collect my leaves?
Only if your neighborhood is in a vacuum leaf collection district, which is created by resident petition and carries an extra charge on the property assessment. Those run November through January.
