Brambleton is one of the few places we work where the first question is not what your lawn needs. It is which section you live in.

The Brambleton Community Association runs a Townhome Grounds Maintenance Program, but only for particular sections that were designated by the developer before those homes were built. If your deed puts you in one of them, an extra assessment on your account pays for a basic grounds package. If it does not, none of it applies to you, and participation cannot be added later. Owners in the program pay an additional twenty dollars a month through their assessments at the 2025 and 2026 rate.

Knowing which side of that line you are on decides what you should be hiring us for. Below is where the program stops.

What the HOA package covers and what it leaves to you

The association package on participating townhome lots covers the basics: mowing, string trimming, weeding, edging, turf applications and mulching of basic landscape. Sidewalks are kept clear of weeds, beds are weeded, and debris is blown off hard surfaces after the mowing operation.

What it explicitly does not include is the part most homeowners actually notice:

  • Pruning of any landscaping, meaning shrubs, bushes and trees
  • String trimming around structures or personal items that could be damaged, so anything close to a fence, unit, planter or play equipment stays uncut
  • String trimming along asphalt driveways, because of the wear it causes
  • Leaf removal on private lots, front yards and rear yards, open or gated
  • Installation of annual flowers
  • Snow and ice clearance on sidewalks and driveways

That list is the work we most often do in Brambleton. A townhome on the grounds program still needs its shrubs shaped before they cover the windows, still needs the strip along the driveway edge cut properly, and still has to deal with its own leaves every November.

If you are in a section that is not in the program, or you own a single family home here, then the whole lawn is yours and we handle all of it.

Small lots, high visibility

Brambleton was planned densely and it was planned to look consistent. Front yards are shallow, homes sit close together, garages are often rear loaded off alleys, and the association maintains a large amount of common turf on a seven to ten day mowing cycle. That last detail matters more than it sounds: common ground next to your lot is being cut regularly and to a standard, so a private lot that has gone two weeks reads as neglected by direct comparison in a way it would not on a rural road.

Small lots also concentrate the detail work. On a quarter acre in an open subdivision, trimming is a minor part of the visit. On a Brambleton townhome lot, the trimmed and edged perimeter is most of what anybody sees. We treat it that way.

The community’s terrain is not flat either. Brambleton sits on rolling ground with rock close to the surface in places, which shows up as thin turf over shallow soil on the higher parts of some lots and as standing water at the bottom of others.

Mowing, trimming and edging

Turf is cut weekly, on a fixed day, at a height set for cool season grasses. A consistent weekly cut drives lateral growth, which thickens the stand and closes gaps, and on a small lot a thick stand is the single most visible thing about the property.

Each service covers trimming with a professional string trimmer around fences, units, posts, beds and obstacles; edging against sidewalks, drives and curbs; and blowing turf and hard surfaces clear of clippings.

On scheduling. Your day repeats. If weather stops us, the next business day including Saturday, and the following week goes back to normal provided at least four days separate the two visits. If you have irrigation, keep it off for the twenty four hours before service, because a small lot mown wet shows wheel marks immediately and there is nowhere to hide them.

Treatments for young turf

Much of Brambleton’s turf is comparatively young, laid over ground graded during construction. Young lawns on graded lots have two problems: a shallow root system, and a compacted layer just below the topsoil that roots cannot penetrate.

Core aeration breaks that layer up by pulling plugs of soil and thatch out and leaving them to break down on the surface over roughly two weeks. Overseeding** immediately after puts certified seed into the open holes, and a starter feed goes down with it. Early fall is the correct timing.

Fertilization runs on five core applications six to eight weeks apart. Early spring brings a blended feed and crabgrass pre-emergent. Late spring adds slow release nutrition and a second pre-emergent. Summer is inspection and weed control rather than a feed, and it is when the fall aeration decision gets made. Early fall drives recovery from summer stress. Late fall targets roots for next spring’s green up. Basic Care Plus adds lime for the acidity of Virginia clay and a grub preventative in late spring. Premium Care is the eight step program with aeration and overseeding built in.

All products are phosphorus free.

Note for townhome owners in the grounds program: turf applications are already part of your association package, so a separate fertilization program from us would duplicate it. Check your section before buying twice.

Pruning, mulch and leaves

Hedge and bush trimming. This is the service the HOA program excludes and the one that changes how a Brambleton house looks most. Foundation shrubs on ten to fifteen year old lots have usually outgrown their position. Pruning controls size, directs growth and encourages flowering, and on a small front yard it is the difference between a tidy elevation and a house peering out from behind a hedge.

Mulch. Double shredded hardwood in black, brown or natural at a uniform two and a half inch depth, over beds that have been cleared, edged and treated with a granular pre-emergent.

Leaf removal. The association does not take leaves off private lots, front or rear, gated or open. We offer weekly leaf removal as an add on to mowing, where we bag through the fall, and a one time complete clearance covering the lawn, beds, patio, stairwells, fence lines and around the condenser unit. On a gated rear yard the complete service is usually necessary, since leaves that blow in have nowhere to go.

Lawn Fertilization

Check your section before buying this. Townhome lots inside the association grounds program already receive turf applications, and a second program would duplicate them. Where it does apply, slow release product feeds without burning and every visit leaves written guidance.

Premium Care. Eight, and aeration plus overseeding are included. Worth checking your section first, since the association package may already cover turf applications.

Basic Care. Five treatments per season.

Basic Care Plus. Seven. The two additions are lime and a grub preventative.

Lawn Aeration and Overseeding

A small lot takes the same household traffic as a large one concentrated into less ground, so it compacts faster. The equipment pulls plugs without leaving a mess on a yard this visible, and watering guidance follows afterwards.

Mulch Installation

On a shallow front elevation the bed edge does as much visual work as the mulch itself. Black gives the sharpest contrast, brown and natural sit softer against brick and siding.

How do I find out whether my section is in the Townhome Grounds Maintenance Program?

Participation is set by the deed for each legal section and cannot be added or removed by request. The association publishes the list of included sections along with a section map, and BCA operations can confirm your address. It is worth checking before you buy any lawn service, because in a participating section you would be paying for turf work twice.

I am in the program but nobody trims along my driveway. Is that a mistake?

No, it is the policy. The association package excludes string trimming along asphalt driveways because of the wear it causes to the surface, and it also excludes trimming around structures and personal items that could be damaged. Those strips are the homeowner’s responsibility, and they are exactly the areas that make a lot look unfinished. We handle them.

Does the HOA take my leaves?

Not from private lots. The grounds program covers common areas, and leaf removal on private lots, front and rear, open or gated, is specifically outside it. Yours are yours.

My front yard is tiny. Is a full lawn program even worth it?

For turf treatments, maybe not, especially if your section already receives applications through the association. For the detail work, absolutely. On a small high visibility lot the edging, the trimmed perimeter and the shape of the shrubs account for nearly all of the impression, and those are the parts that get skipped.

Why does the common area next to my house look better than my yard?

Because it is on a seven to ten day maintenance cycle managed by the association’s contractors, and much of it is irrigated. Private lots are not, unless the owner arranges it. That contrast is why a Brambleton lot that skips a week looks worse than the same lot would in a neighborhood without maintained common ground beside it.
