Chantilly is really two housing markets sharing a zip code, and lawns behave differently depending on which one you live in. Greenbriar, Poplar Tree Estates and the streets around Rocky Run went in decades ago, and the trees the builders planted are now full grown, which means shade where there used to be sun and a serious volume of leaves every October. Newer infill closer to Route 28 sits on ground that was graded not long ago, with young turf and very little topsoil under it. The same mowing height and the same fertilizer schedule will not serve both.

A lot of Chantilly households leave before seven and get back after six. Monday through Friday nobody sees the lawn in daylight. Then Saturday morning arrives and the yard is the first thing anyone looks at, including the neighbors.
That is the actual job here: the lawn has to look right on the weekend without anybody spending the weekend on it. A weekday service day suits that better than most people expect. Turf looks its best a few days after a cut rather than three hours after one, and a weekday visit means the noise happens while the house is empty.
Grass gets cut on a seven day cycle at a height suited to the cool season varieties that grow here, mostly tall fescue with some Kentucky bluegrass mixed in. Cutting on a fixed rhythm keeps the plant putting energy into lateral growth, and lateral growth is what fills gaps, crowds out crabgrass and holds soil in place on a graded slope.

Your service day is fixed and stays fixed. If the weather stops us, we come the next working day, and that includes Saturday. The week after a makeup visit we go back to your normal day as long as there are at least four days between the two, because cutting twice inside a short window stresses the plant more than it helps it.
One request: if you run irrigation, set it so the zones stay off for twenty four hours before we arrive. Mowing saturated ground rips turf, compacts the root zone and leaves wheel marks that take weeks to grow out.
Frequency is not rigid either. Spring growth in a wet April can outrun a seven day cycle, and a dry stretch in August can make the same cycle unnecessary. We will watch it and tell you.
Soil across this part of Fairfax County is clay based and naturally acidic, which affects how much of any fertilizer the grass can actually take up. Our fertilization programs run five core visits spaced six to eight weeks apart across the season, using slow release products so the lawn is fed steadily instead of surging and stalling.
Three programs are available. Basic Care is the five step schedule above. Basic Care Plus adds lime, which matters on acidic clay, and a grub preventative applied between April and early June. Premium Care is the eight step version and includes core aeration and overseeding as part of the package. Every product we use is phosphorus free, because Chantilly drains into the Chesapeake Bay watershed and phosphorus runoff is the thing that watershed does not need more of.
After each visit the technician leaves a bulletin explaining what was applied and a small sign at the front of the property. If you have a question or a concern about the lawn between scheduled visits, tell us and we will come out and look at it.
Clay compacts, and compacted clay strangles roots by shutting off air, water and nutrient movement. Core aeration pulls plugs of soil and thatch out of the lawn and drops them on the surface, opening thousands of channels down into the root zone. The plugs break down within about two weeks and go back into the soil as organic matter.
We overseed straight into the aerated holes, which is the only reliable way to get seed in contact with soil rather than sitting on top of thatch. Early fall is the window: soil is still warm, nights are cooling, and there is enough season left for seedlings to establish before winter. On the older Chantilly streets this is also the fix for turf that has thinned as the canopy closed in, though there is a limit to how much shade fescue will tolerate no matter how much seed goes down.
Mulch does more than tidy up the front of a house. It holds moisture at the roots, evens out soil temperature and keeps weed seed from getting light. We use double shredded hardwood in black, brown or natural, laid to a consistent two and a half inches. Before it goes down we clear weeds, leaves and old debris out of the bed, cut a clean edge between turf and mulch, and apply a granular pre-emergent.
Hedge and bush trimming is a separate visit and worth booking. Shaping controls size, directs growth and encourages flowering, and on the older Chantilly properties it is often the difference between a landscape that looks maintained and one that looks like it is closing in on the house.
For leaves we offer two options. Weekly leaf removal is an add on for mowing customers, where we bag the cut so leaves come off the turf as we go. Complete leaf removal is a one time clearance of the entire property, including decks, stairwells, fence lines, around the air conditioning unit and anywhere else leaves collect on your particular lot. Note that Fairfax County only runs vacuum leaf collection in districts that petitioned for it and pay a separate service charge. If your street is not one of them, and most in Chantilly are not, the leaves are yours to deal with.
Slow release product is what separates a fed lawn from a scorched one. Nutrient releases gradually instead of all at once, so there is no burn risk and no waiting period before the yard can be used normally. Every visit leaves written guidance on what went down and what to do next.

Q. My back yard used to grow grass and now it barely does. What changed?
A: Almost certainly the trees. In the subdivisions built here in the 1970s and 1980s, the canopy has closed over the last twenty years and turf that had six hours of sun now gets two. Fall overseeding with shade tolerant fescue helps, and raising the mowing height helps more, since taller blades capture more of the light that does reach them. Where a spot has gone below roughly three hours of direct sun, the honest answer is that grass will never look good there and a shade bed is the better outcome.
Q. We just moved into a new build off Route 28. When should we start treatments?
A: Wait for the sod or seed to establish, then start the fertilization program at the next scheduled application. New construction lawns usually sit on thin topsoil spread over subsoil that was compacted by construction traffic, so the first aeration in year two matters more than any extra feeding in year one.
Q. Does Fairfax County pick up my leaves?
A: Only in specific neighborhoods. County vacuum leaf collection runs from November through January but only inside districts created by resident petition, and those households pay an extra service charge on their property assessment. Everywhere else, yard waste goes out with regular collection in a reusable container or paper bags, not plastic. Our leaf removal service is built around that, which is why we bag rather than blow to the curb unless we know your street is in a vacuum district.
Q. Can you cut before 8 in the morning so it is done before we leave for work?
No, and no reputable company will. Cutting wet, dew laden grass tears the blade instead of slicing it, which browns the tips and opens the plant to disease. We start once the turf has dried, and the finish is visibly better for it.
Q. Do you take the clippings away?
Not normally. Clippings left on the lawn break down within days and return nitrogen to the soil, which is free fertilizer. We bag when the growth is heavy enough to leave clumps that would smother the grass beneath, and during leaf season for customers on the weekly leaf removal add on.
