A Fairfax address can mean two different jurisdictions, and it changes more than people expect. The City of Fairfax is an independent city with its own government and its own curbside programs. The surrounding Fairfax County neighborhoods, Fair Oaks, Fair Lakes, Penderbrook, Fox Mill Estates and the rest, are covered by county rules and mostly by private waste haulers. Same mailing address on paper, different set of rules on the ground.
For lawn care, the difference shows up in one place above all: what happens to leaves and clippings, and who takes them away. We deal with both, and we sort out which applies to your street before the first visit.

Fairfax has no single lawn type. Inside a two mile radius you can find split levels from the 1960s on deep established soil, townhome clusters from the 1980s, and recent infill built on lots that were carved out of larger parcels and regraded. Slope varies street to street, and soil ranges from clay heavy to loamy depending on where you are.
That variability is why a program sold by neighborhood name rather than by property tends to disappoint. Two houses four hundred feet apart can need meaningfully different treatment schedules. We measure and assess the lot.
The one thing most Fairfax lawns do share is age. A lot of the turf here has been in place for decades, which means it is renovation and overseeding territory rather than establishment. Established lawns fail differently from new ones: they thin gradually as shade increases and soil compacts, and they recover slowly because the problem took twenty years to develop.
City of Fairfax addresses. The city runs its own curbside collection, including a loose leaf and light yard debris program. In spring, that includes weekly Tuesday collection through April taking loose leaves, grass clippings and flower and shrub clippings placed at the curb. There is a fall leaf program as well. If you are a city resident, this is a genuine service you are already paying for through city taxes, and it changes the economics of leaf removal on your property.
Fairfax County addresses. About ninety percent of county residents use a private hauler rather than county collection. Yard waste goes out separately from March through December in a reusable container or paper bags, never plastic. County vacuum leaf collection exists but only in districts created by resident petition, running November through January, funded by an added service charge calculated per hundred dollars of assessed property value. Most streets are not in one.
We check which applies before quoting leaf work, because otherwise you either pay us to remove material a program would have taken, or you get a pile at the curb that nobody collects.
Turf is cut weekly at a height suited to the grass type, generally tall fescue or Kentucky bluegrass. Consistent cutting encourages the plant to spread laterally, which produces a denser stand that fills bare patches, resists weeds and holds soil on the sloped lots common through this part of the county.
What every visit includes:
Schedule. A fixed day each week. If weather prevents service, we come the next business day including Saturday, then revert to your normal day the following week provided at least four days separate the visits. Where irrigation is installed, keep it from running in the twenty four hours before your service day. Frequency can be adjusted to actual growth and season rather than held rigid.
Most Fairfax lawns need renovation rather than installation, and the sequence matters.
Aerate first. Core aeration removes plugs of soil and thatch and leaves them on the surface to break down into organic matter over about two weeks. The holes let air, water and nutrients reach roots that decades of compaction have cut off.
Overseed into the holes. Certified seed matched to Northern Virginia conditions and to the specific site, applied immediately after aeration so it lands in open soil rather than on thatch, with a starter feed to support germination.
Do it in early fall. Late August to early October, when the soil is still warm, nights have cooled and there is enough season left for seedlings to mature before winter.
Then hold it. A renovated lawn that goes back onto no program thins again. Annual overseeding is normal for an older lawn, not an admission that the first attempt failed.
Our programs run five core applications, six to eight weeks apart, using slow release fertilizer so the lawn is fed continuously rather than in spikes.
Basic Care is that five step schedule. Basic Care Plus is seven steps, adding lime between June and September to correct the acidity of Virginia’s clay soils, and a grub preventative between April and early June. Premium Care is eight steps and includes core aeration and overseeding.
All products are phosphorus free in line with Chesapeake Bay watershed considerations. After each service the technician leaves an information bulletin and a small yard sign, and if you have a concern before the next scheduled visit we will come back out to look at it.
Mulch retains soil moisture, moderates soil temperature and suppresses weed germination. We install double shredded hardwood in black, brown or natural at a uniform two and a half inch depth, over beds first cleared of weeds, leaves and debris, edged for a crisp separation from the turf, and treated with a granular pre-emergent.
Hedge and bush trimming controls size, directs growth and encourages fuller flowering. On the older Fairfax properties this is frequently overdue: foundation shrubs planted in the 1970s and 1980s are now well past the scale the house was designed around.
Soil varies street to street here in ways nothing on the surface reveals, which is why two houses four hundred feet apart can need different handling. Slow release product feeds evenly without burning, and written guidance follows each visit.

Am I in the City of Fairfax or Fairfax County?
It is not always obvious from the address, and it decides which collection programs apply to you. The city runs its own curbside service including a loose leaf and yard debris program. County addresses mostly use private haulers with separate yard waste collection March through December, and county vacuum leaf collection only in petition districts. We confirm which applies before quoting anything involving leaves.
Does the county collect my leaves?
Only if your neighborhood is in a vacuum leaf collection district, which was created by resident petition and carries an extra service charge on your property assessment. Those run November through January. If you are not in one, leaves go out with regular yard waste collection in a container or paper bags.
My lawn is forty years old and thinning. Is it worth renovating or should I start over?
Almost always worth renovating. Full replacement means killing the existing turf, stripping and regrading, which is expensive and leaves you with a new lawn on old compacted soil, which is the same problem you started with. Aeration and overseeding in successive falls, plus a consistent feeding program, restores density at a fraction of the cost.
Half my back yard is shaded now and it never used to be.
That is the normal arc for an established Fairfax neighborhood. The trees planted when the subdivision went in are now full grown. Raising the mowing height in the shaded areas helps immediately, and annual overseeding with a shade tolerant mix maintains density that shaded turf cannot generate on its own. Below about three hours of usable light, a bed is a better answer than more seed.
Can you match what my previous company was doing?
We can pick up an existing program, but we will tell you if we think it was wrong. The most common thing we change on an inherited Fairfax lawn is mowing height, which is usually set too low, and the second is the assumption that a thinning lawn needs more fertilizer when what it needs is aeration.
