Almost every lawn in Haymarket used to be a field. Dominion Valley, Piedmont, Villages of Piedmont, Heritage Hunt and the developments along Route 15 were laid out on farmland within the last thirty years, and that history is still in the ground. Where the topsoil was stripped, graded and put back thin, grass roots hit compacted subsoil eight inches down and stop. Where the original farm soil survived, the lawn is noticeably better and the owner usually has no idea why.
Pro-Mow is a family run business that has worked Northern Virginia for over 35 years, and we cover Haymarket from our office in Dulles. Prince William County works differently from Fairfax and Loudoun in ways that affect lawn maintenance directly, and we deal with that below.
Haymarket sits at the foot of the Bull Run Mountains, and the newer communities are largely open. That changes turf behavior compared with a sheltered suburban lot.
Exposure dries the lawn faster. Wind moving across open turf pulls moisture out of both blade and soil. A Haymarket lawn in July loses water noticeably faster than one of the same size tucked between two rows of mature trees, and the standard response, more water, is usually the wrong one. Mowing higher does more, because a taller canopy of grass shades its own root zone.
Runoff moves fast on graded slopes. New development means engineered grading, and engineered grading means water leaves in a hurry. Fertilizer applied to a lawn that then receives a heavy storm can end up in a swale rather than in the plant. We time applications around forecast and use slow release products so the nutrient stays put.
Bull Run Mountain Estates is a different animal. Properties up on the mountain have grade, rock near the surface, heavy tree cover and wells, and they need a plan built for that rather than the one that suits a Dominion Valley lot. We quote them separately.
This is the operational fact most homeowners here do not know until they hire someone.
Since October 2021, Prince William County has required residents, businesses and landscapers to keep yard waste separate from regular trash. Yard waste means grass clippings, leaves, plant material and shrub and tree trimmings. It has to go out in compostable paper yard waste bags or in a container labeled “Yard Waste,” and plastic bags are no longer accepted anywhere in the system. Curbside yard waste collection runs March through December, and the county itself does not collect. Your private hauler does, and there may be a separate fee for it on your account.
For a lawn care company this is not a detail. It determines whether we bag your clippings or leave them, how leaf removal is priced, and what happens to the material afterward. Our default in Haymarket is to leave clippings on the lawn wherever growth allows, because they break down in days, return nitrogen to the soil and put no volume at all into the yard waste stream. We bag when growth is heavy enough that clumps would smother the turf, and through leaf season for customers on the weekly leaf removal add on.
All grass areas are cut once a week, on a set day, at the right height for cool season turf. Cutting on a regular rhythm pushes the plant into lateral growth, which thickens the stand, closes gaps, crowds out weeds and holds soil in place, and on the open graded lots common here that erosion control is worth as much as the appearance.
Included every visit: string trimming around fence lines, air conditioning units, posts, mailboxes and beds; edging against sidewalks, drives and curbs; and blowing clippings clear of the lawn, walkways and driveway.
Schedule. Same day every week. Weather delays move us to the next business day, Saturday included, and we return to the regular day the following week if four or more days have passed. Irrigation should be off for twenty four hours before service. Cut frequency is reviewed against actual growth, since a wet May and a dry August do not call for the same interval.
This is where Haymarket lawns are won or lost.
Core aeration pulls plugs of soil out of the lawn, breaking through the compacted layer that construction traffic left behind. The plugs sit on the surface and break down into organic matter over about two weeks. On a lawn sitting on thin topsoil over compacted subsoil, aeration is not maintenance, it is the treatment.
Overseeding goes into those open holes immediately. Certified seed matched to Northern Virginia, plus a starter feed. Early fall is the window, when soil is still warm and nights are cooling.
Compost top dressing is the service most worth considering on a former farm lot with a shallow soil profile. Spread after aeration, compost works down into the holes and gradually builds organic content in soil that has almost none. It is slower than fertilizer and it fixes something fertilizer cannot.
Three packages, all built on the same five core visits spaced six to eight weeks apart across the growing season:
Basic Care is those five. Basic Care Plus adds lime between June and September, applied with the summer visit to correct the acidity of Virginia clay ahead of fall seeding, and a grub preventative between April and early June. Grub pressure is real on open sunny turf, which describes most of Haymarket, and beetle larvae feeding on roots can take out a large area quickly. Premium Care is the eight step version including core aeration and overseeding.
All fertilizer is phosphorus free. Haymarket drains through the Occoquan system toward a regional drinking water supply, and phosphorus load is exactly what that watershed is managed for.
Every application leaves you a bulletin explaining what went down and a small sign at the front of the lot. Questions and concerns between scheduled visits are worth raising rather than sitting on, and we will come back out to the property to look.
Mulch goes in at a consistent two and a half inches, double shredded hardwood in black, brown or natural, over beds we have first cleared, edged and treated with a granular pre-emergent. On new construction lots with young plantings, mulch is doing real work retaining moisture around shrubs that have not established yet.
Hedge and bush trimming controls size and shape and encourages flowering, and on properties five to fifteen years old it is usually the year the foundation planting outgrows the windows that people call us.
Leaf removal comes as a weekly bagging add-on or as a one time complete clearance of the whole property. Given the county’s paper bag requirement, we plan the disposal side with you rather than leaving a pile at the curb that your hauler will refuse.
Applications are scheduled around the grass rather than the calendar. Slow release feeds steadily instead of in a spike, which is what avoids the burn that fast acting fertilizer can cause on open sunny turf. Written guidance follows every visit.

The equipment matters on ground compacted by construction traffic, because a machine that skips across a hard surface achieves nothing. Ours pulls full plugs. Watering and mowing guidance follows so the overseeding takes.
On newer lots with young plantings, mulch is doing real work holding moisture around roots that have not spread yet. Choose black for contrast against the planting, or brown and natural for a warmer, quieter finish.

Why does my neighbor’s lawn look better than mine on the same street?
Usually soil, not care. On developments built over farmland, topsoil depth varies lot to lot depending on how the site was cut and filled. Two identical houses can sit on very different soil profiles. Aeration, overseeding and compost top dressing close that gap over two or three seasons, which is longer than most people want to hear but it is the truthful answer.
Can I put my grass clippings out in plastic bags?

The simpler route is to leave clippings on the lawn, which we do by default, since they decompose within days and feed the soil.
Is my lawn worse because of the wind up here?
Exposure is part of it. Open ground near the mountain foothills loses soil moisture faster than a sheltered lot, and it also means more consistent sun, which is good for density and hard on water demand. Raising the mowing height is the cheapest fix available. Beyond that, building organic matter in the soil so it holds water longer is the durable answer.
We are on Bull Run Mountain. Is that different?
Considerably. Grade, rock near the surface, tree cover and well water all change the plan, and mowing access is a real factor on some of those parcels. We look at mountain properties individually rather than fitting them to a community package.
When should we book aeration?
Early fall, and book it before the season if you can. Aeration demand across Northern Virginia is concentrated into about six weeks and the calendar fills. If you are on our Premium Care program it is scheduled for you as part of the package.
