The thing that separates a Leesburg lawn from most of what we cut elsewhere is size. A townhome off Battlefield Parkway is one job. A three acre parcel out toward the county line, with grade running away from the house and a boundary that fades into treeline, is a completely different one. Pro-Mow handles both, but the equipment, the crew size and the price are set by the property, not by a per-lawn rate card.
The business has been mowing in Loudoun County for over 35 years, family owned the whole way, working out of Dulles.
On a quarter acre, mowing is a single pass pattern and a bit of trimming. Past about an acre, several things start to matter that never come up on a small lot.
Turning and striping. Large open turf shows every mistake. Repeating the same wheel line week after week compacts two narrow strips of soil until the grass over them thins out. We alternate the mowing direction between visits, which keeps compaction from concentrating and gives the lawn a better stand.
Where the mown area stops. Plenty of Leesburg properties have a natural edge somewhere, a treeline, a fence, a stream buffer. Deciding where maintained turf ends and rough ground begins is a real decision, and it is usually worth stopping earlier than instinct suggests. Mowing an area you never walk on costs money every week for the rest of your life.
Time on site. A larger property takes longer, which means the crew schedule has to allow for it. We build routes so a big Leesburg job is not squeezed between two small ones, because that is how corners get cut.
Grade is common on the bigger parcels around Leesburg, and it creates a specific failure pattern. Rain and irrigation move down the slope, so the crest dries first and thins first while the base stays wet and grows fungus. Fertilizer follows the same path, which means the top of the hill is underfed no matter how evenly it was applied.
There are two practical answers and we use both. Mow slopes higher than flat ground, because longer blades shade the soil and slow evaporation at the crest. And treat a significant slope as its own zone for aeration and overseeding rather than assuming a uniform pass will fix it. Where the base of a slope stays wet enough to grow moss or disease, the problem is drainage rather than lawn care, and we will say so instead of selling you treatments that cannot work.
All turf areas are cut once a week on the same day, held at a height that suits tall fescue and Kentucky bluegrass, the cool season grasses that dominate Northern Virginia. A regular cut drives the plant to spread sideways, which thickens the stand, closes bare patches, keeps weeds from establishing and reduces erosion, all of which matters more on a large sloped property than on a small flat one.
Each visit includes string trimming around fences, air conditioning units, posts, trees and any obstacle the deck cannot get to; edging along concrete sidewalks, drives and curbs; and clearing clippings off turf, hard surfaces and walkways with a blower.
Scheduling. Your day is set and repeats weekly. Weather delays push us to the next business day, Saturday included, and the following week returns to your regular day provided at least four days have passed since the makeup visit. If the property has irrigation, keep it off for twenty four hours before service, since cutting waterlogged ground on a large lot leaves ruts that stay visible for a month.
Loudoun soil is clay based and acidic. Acidity is not a minor detail: it locks up nutrients that are physically present in the soil but chemically unavailable to the plant, which is why a lawn can be fed and still look hungry.
Our programs run a minimum of five applications, six to eight weeks apart, from February through December. Early spring brings a blended feed with crabgrass pre-emergent. Late spring adds slow release nutrition and a second pre-emergent. Summer is an inspection and weed control visit rather than a feed, and it is when we decide whether the property needs fall aeration. Early fall pushes recovery from summer stress. Late fall targets root development for the following spring.
Basic Care covers those five. Basic Care Plus adds two things that matter particularly on the larger Leesburg lots: a lime application between June and September to correct soil pH, timed with the summer visit so the ground is ready for fall overseeding, and a grub preventative between April and early June. Grubs are beetle larvae that eat turf roots, and on a large open lawn they can strip an area faster than anything else in the region. Premium Care is the eight step program with core aeration and overseeding included.
Every product is phosphorus free. All of Leesburg drains toward the Potomac and the Chesapeake Bay, and phosphorus is the nutrient under the most scrutiny in that watershed.
Compacted clay stops water, air and nutrients reaching roots. Core aeration pulls plugs out of the ground, leaves them on the surface to break down into organic matter over about two weeks, and opens the soil so the root system can go deeper. Overseeding straight afterwards puts seed into open holes rather than onto thatch, which is the difference between germination and waste.
Early fall is the right window here. We use certified seed matched to Northern Virginia conditions and to the specific lawn, and a starter feed goes down with it.
On acreage this is the highest value service we sell, and it is also the one most often skipped because of the size of the area. If budget is the constraint, aerate the areas that get looked at and walked on, and leave the far corners for another year. That is a better outcome than spreading a thin pass over everything.
Mulch. Double shredded hardwood in black, brown or natural, installed at a uniform two and a half inches, over beds that have first been cleared of weeds and debris, edged cleanly against the turf and treated with a granular pre-emergent. On a large property, defined bed edges are what make the difference between a maintained landscape and a mown field with plants in it.
Hedge and bush trimming. Shaping and pruning to control size, direct growth and encourage flowering, whether that is a boxwood line, ornamental grasses or crape myrtles.
Leaf removal. Two options. The weekly add on bags your mowing through the fall so leaves come off the turf as they fall. The one time complete clearance takes leaves and debris off the whole property, decks, stairwells, fence lines, around the condenser unit and anywhere else your lot collects them. On a large wooded parcel the complete service is usually the more sensible choice, since a single heavy drop can bury more turf in a weekend than weekly bagging can keep up with.
On a larger property the soil is rarely the same at both ends, which is why a lawn can look fed in one place and hungry fifty feet away. Product is applied at a consistent rate across the whole treated area, slow release so nothing scorches, and you get written notes after each visit.

How is a large property priced?
By measured turf area, access and complexity, not by a flat residential rate. Obstacles matter as much as size: a two acre open lawn cuts faster than a one acre lot broken up by beds, specimen trees, a pool surround and a fence line. We measure on site and quote in writing.
Do I have to maintain the whole property?
No, and on most Leesburg acreage you should not. We agree on a maintained boundary at the estimate and mow to it. Ground beyond that line can be cut a few times a season to keep it from turning into scrub, which is a fraction of the cost of weekly service.
The top of my hill always burns out in July. Can that be fixed?
Partly. Raising the cut height on the slope helps immediately, because taller grass shades its own root zone. Fall aeration and overseeding on the slope specifically, rather than as part of a whole-lawn pass, builds root depth where the soil dries fastest. What lawn care cannot fix is a crest with almost no topsoil over subsoil, which is common where a site was cut and filled during construction, and there the long term answer is compost top dressing over several seasons.
What about the parts of the lot that go up against woods?
That edge needs a decision rather than a routine. Left alone it creeps inward every year as saplings and vines move into the turf. We keep the boundary cut and trimmed back on a schedule you choose, and the frequency depends on how sharp you want that line to look.
We are on well water. Does that change your fertilization?
Not the products, no. What it changes is watering during the summer applications, since a well has a recovery rate and a lawn that size can outrun it. We time treatments so they do not depend on you putting down large volumes of water in the days afterward, and if watering capacity is genuinely the limiting factor, our sister company Superior Sprinkler Systems can assess whether the well supports irrigation at all.
