South Riding was developed in the mid 1990s, which makes the older sections roughly thirty years old. That number explains most of what we get called about here. The lawns were installed at the same time, by the same builders, to the same specification, and they have all reached the same stage of life together.
A thirty year old suburban lawn on Virginia clay has been walked on, played on, parked beside and mown weekly for three decades. The soil under it is compacted, the organic matter has been depleted, the original seed varieties have been outcompeted in places, and the trees planted at the same time as the grass are now large enough to shade a third of the yard. None of that is neglect. It is arithmetic.

The instinct when an established lawn thins is to feed it harder. That is usually the wrong move, and on compacted clay it can make the problem worse by pushing top growth on a plant with no root capacity to support it.
The order that works:
Open the soil first. Core aeration pulls plugs of soil and thatch out of the lawn and leaves them on the surface, where they break down into organic matter over about two weeks. The holes let air, water and nutrients reach a root zone that decades of compaction have effectively sealed. On a lawn this age this is not optional maintenance, it is the entire foundation of any improvement.
Get new genetics into the stand. Overseeding goes straight into the open holes with certified seed matched to Northern Virginia. Turf varieties have improved considerably since the 1990s, particularly in drought and disease tolerance, so overseeding an old lawn is not only about density.
Rebuild organic matter. Compost top dressing spread after aeration works down into the holes and gradually raises the organic content of soil that has been giving without receiving for thirty years. It changes how much water the ground holds, which is the constraint most obvious in August.
Then feed it. With the root zone open and new seedlings in place, fertilizer does what it is supposed to.
South Riding was built as a single planned community and it still presents as one. Lot sizes are consistent, streetscapes are consistent, and the standard your lawn is judged against is the one either side of you. Community rules govern exterior changes, so anything that alters the layout of the property, new beds, edging, hardscape or significant planting, is worth clearing with the association before work rather than after.
For routine maintenance the effect is on presentation. Clean edges against every walk and drive, a consistent cut height, and beds that hold their shape are what keep a property in step with a street built to look uniform. On lots this size those details account for most of the visible quality.
Grass areas are cut once a week on the same day, at a height suited to cool season turf. Regular weekly cutting drives lateral growth, thickening the stand so it fills bare spots, resists weeds and holds soil in place.

How the schedule runs. Your day is fixed and repeats weekly. If weather or another unexpected issue stops us, we service the lawn the next business day, Saturday included, and the following week returns to your usual day as long as at least four days have passed since the makeup. If your property has irrigation, set it not to run in the twenty four hours before service, because cutting saturated ground tears the turf and leaves wheel marks.
Frequency itself is not fixed. We adjust to growth, weather and season rather than cutting on a calendar regardless of what the grass is doing.
Three packages, all built on five core applications spaced six to eight weeks apart so slow release products feed the lawn continuously through the growing season.
Basic Care is that five step schedule. Basic Care Plus is a seven step program adding lime between June and September, applied alongside the summer service to correct the acidity that clay soils develop, plus a grub preventative between April and early June. Premium Care is an eight step program that includes core aeration and overseeding between September and mid November.
All products are phosphorus free. After each application the technician leaves a bulletin explaining what was applied and a small yard sign. Concerns that come up between scheduled visits are worth raising, and we will visit the property to look at them.
Mulch. Double shredded hardwood in black, brown or natural, installed at a uniform two and a half inches. Before it goes down we clear weeds, leaves and debris from the bed, cut a defined edge between turf and mulch, and apply a granular pre-emergent. Black gives strong contrast against planting, brown and natural read softer.
Hedge and bush trimming. On lots this age this is often the most overdue job on the property. Foundation shrubs installed with the house are now two or three times the size they were designed to be, and pruning restores the proportions the elevation was drawn around.
Leaf removal. The trees planted when South Riding was built are now producing a real leaf load. We offer weekly leaf removal as an add on to mowing, bagging the cut through the fall so leaves come off turf continuously, and a one time complete leaf removal covering the entire property including beds, patio, stairwells, fence lines and around the condenser unit. Loudoun County does not provide municipal collection, so disposal runs through your private hauler or your HOA contract.
Feeding a lawn whose root zone is sealed by compaction pushes growth the plant cannot support, and quick release product makes that worse. Slow release avoids both the burn and the flush. Written guidance follows every application.

On thirty year old ground the equipment has to reach through genuinely compacted clay, not skate over it. Plugs come out full depth. Watering and mowing guidance follows, because a good aeration undone by bad watering is money wasted.
Three colors, and after thirty years most beds here would benefit from a change. Black lifts the planting forward, brown and natural recede and let mature shrubs carry the front of the house.

Everyone on my street has the same problem with their lawn. Why?
Because they are the same age and were built the same way. South Riding lawns went in together on graded lots, and they have compacted, depleted and thinned on the same timeline. It also means the fix is the same, and it is one that is easier to see the value of when a few neighbors do it in the same fall.
Is fertilizer enough to bring an old lawn back?
No, and it is the most common thing people try first. Feeding a lawn whose root zone is sealed by compaction pushes top growth the plant cannot support, which leaves it more vulnerable to summer heat rather than less. Aeration has to come first. Fertilizer works properly afterward.
How long does turning around a thirty year old lawn take?
Expect visible improvement after the first fall aeration and overseeding, and a real change by the end of the second or third season. Compost top dressing accelerates it. Anyone promising a transformed lawn in one season on soil this compacted is describing fertilizer, not results.
Do I need approval from the community association?
For routine mowing and treatments, no. For anything that alters the exterior appearance or layout, such as new beds, changed edges, hardscape or significant plantings, check the covenants and submit before the work starts. Requirements are enforced on the homeowner, not the contractor, so it is your submission to make.
My back yard has gone shady since we moved in.
The trees have grown. Turf that had full sun in 2005 may now be under partial canopy, and fescue thins under shade no matter how it is fed. Raise the mowing height in those areas, overseed annually with a shade tolerant mix, and accept that below roughly three hours of usable light the better answer is a planting bed rather than another attempt at grass.
